Terms of Service

By accessing or using LandlordOS (“the Service”), you agree to be bound by these Terms of Service. If you do not agree, do not use the Service.

LandlordOS is a property management platform for independent landlords. It provides tools to manage properties, units, leases, rent records, maintenance requests, and tenant communications.

The Service is intended for lawful, personal or small-business use only. You are responsible for ensuring your use complies with all applicable local, state, and federal laws.

You must provide accurate and complete information when creating an account. You are responsible for maintaining the security of your credentials. LandlordOS is not liable for any loss resulting from unauthorised access to your account.

LandlordOS offers a free Starter plan and paid plans (Growth at $19/month, Portfolio at $39/month). Paid plans are billed monthly via Stripe. You may cancel at any time through the billing portal — your plan remains active until the end of the billing period.

We reserve the right to change pricing with 30 days' advance notice. Continued use after the effective date constitutes acceptance of the new pricing.

You agree not to:

• Use the Service to harass, threaten, or discriminate against tenants.
• Transmit unsolicited bulk messages via WhatsApp or any other channel.
• Attempt to reverse-engineer, scrape, or disrupt the Service.
• Store or transmit content that is unlawful, harmful, or violates third-party rights.

LandlordOS uses WhatsApp's wa.me deep-link method. Messages are sent manually from your personal WhatsApp account. You are solely responsible for the content of any messages you send. LandlordOS is not a WhatsApp Business API provider and does not send messages on your behalf.

Your use of the Service is also governed by our Privacy Policy. By using LandlordOS, you consent to the data practices described therein.

You may store tenant contact information (including phone numbers) within LandlordOS. You are responsible for obtaining any necessary consents from tenants to store and use their personal data in accordance with applicable privacy laws (e.g. CCPA, state landlord-tenant statutes).

LandlordOS is provided “as is” without warranties of any kind. To the fullest extent permitted by law, LandlordOS shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Service.

We may suspend or terminate your account at any time for violation of these Terms. You may delete your account at any time from your account settings. Upon termination, your data will be retained for 30 days before permanent deletion.

We may update these Terms from time to time. We will notify you by email or in-app notice at least 14 days before material changes take effect.

These Terms are governed by the laws of the State of Delaware, United States, without regard to conflict-of-law principles.
